Our Mission: The Montego Bay Homeowners Association is dedicated to maintaining a safe, welcoming, and clean neighborhood. We aim to preserve property values, promote a strong sense of community, and ensure Montego Bay Estates remains a place residents are proud to call home.

This website helps owners and residents quickly find community information, understand common HOA procedures, and review important reminders before starting projects or making property changes.

Community Pool

The Montego Bay community pool will open for the season on May 9th. Pool hours are 10:00 AM to 8:30 PM. The pool will close for the season on September 21st.

  • You must have red bands to use the pool.
  • No glass containers are allowed in the pool area.
  • The pool is subject to closure at random times for cleaning, maintenance, repairs, weather, or safety concerns.

HOA Meeting

The monthly HOA meeting occurs on the first Tuesday of each month at 7:00 PM.

Meetings are held at 4511 Rhea Rd, Granbury, TX 76049-2968, United States.

Owners and residents are encouraged to attend, ask questions, and stay informed about community matters.

Community Safety

Helping keep Montego Bay Estates a safe place to live is everyone’s responsibility. Below are important resources and reminders for common neighborhood safety concerns.

Loose & Aggressive Dogs

Several residents have expressed concerns about loose and aggressive dogs in the neighborhood. If you encounter a loose dog that is threatening people or pets, your safety should come first.

Emergency: If a dog is actively attacking, threatening people, or someone has been bitten, call 911 immediately or Hood County Dispatch at 817-579-3307.

What to tell dispatch:

“I’m in unincorporated Hood County. There is a loose aggressive dog at [location]. It is [charging/growling/snapping/chasing people or animals]. I need Animal Control or a deputy.”

Non-emergency follow-up: Hood County Animal Control — 817-573-4277.

  • Move to a safe location behind a fence, inside a vehicle, or inside a building.
  • Do not attempt to catch, approach, or confront the dog.
  • If safe, take photos or video for documentation.
  • Record the date, time, location, dog description, witnesses, and what occurred.
  • Follow up with Hood County Animal Control, especially for recurring problems.

If anyone is bitten, seek medical attention immediately and report the incident so Animal Control can investigate potential rabies exposure.

Help Keep Montego Bay Roads Safe & Passable

Residents have raised concerns about vehicles parking along Montego Bay roads in ways that make it difficult for traffic to safely pass.

Keeping our roads clear is especially important for emergency vehicles, trash service, utility vehicles, delivery vehicles, trailers, and normal two-way neighborhood traffic.

Please help keep our roads safe and passable by avoiding parking:

  • In narrow road sections.
  • Near intersections.
  • Across from other parked vehicles where the road becomes too narrow.
  • In front of driveways.
  • Anywhere that could block access for emergency or service vehicles.

A little consideration helps ensure emergency responders, service providers, residents, and visitors can safely travel throughout the neighborhood.

Building Rental – Community Center

The Montego Bay Community Center is available for rent for parties and private events.

The Community Center is located at 4511 Rhea Rd, Granbury, TX 76049.

The cost to rent the Community Center is $125.00 per day. There is a $100 deposit, which is returned after the building is confirmed to be cleaned and the keys have been returned.

If you would like to rent the Community Center, please review the calendar below for initial availability and then contact the current Building Manager to confirm availability and complete your reservation. Contact details are located in the Board Members section.

Building Availability

Architectural Requests

Before starting many exterior projects in Montego Bay Estates, owners should determine whether approval is required. Do not begin construction, installation, delivery, or site preparation until approval requirements have been addressed.

Download and print the Montego Bay HOA Architectural Form and Building Rules. Please fill in this form fully with a sketch before submitting an improvement request. Please reference the HOA Architectural Manager for questions or submissions. Contact details are located in the Board Members section, or you may bring the form to the next HOA meeting on the first Tuesday of every month.

Do I need approval for a fence or shed?

Yes. Before you begin, ensure you download and print the Montego Bay HOA Architectural Form and Building Rules and submit them to the Architectural Manager.

Do I need approval for a dock or boathouse?

Yes. Permits are required by the Brazos River Authority (BRA) for boat docks on Lake Granbury before construction begins.

Property Use Guidelines

Residential Character

Montego Bay Estates is intended as a residential community. Lot use, structures, and improvements should remain consistent with the residential character of the subdivision.

Leasing & Occupancy Reminder

If you lease your property, owners remain responsible for ensuring tenants, guests, and occupants follow all HOA rules, restrictions, and community standards. Please make sure renters or occupants understand parking, property upkeep, nuisance, pool, and common-area expectations.

Nuisances and Property Condition

Owners and residents are expected to use and maintain their property in a way that does not create a nuisance or unreasonably interfere with neighboring lots.
